Lam's Residence Remodeling and Addition

Project Type

Remodeling and addition

Date

2012

Location

Madison Valley, Seattle

Located near the urban green belt of Madison Ridge in Seattle, this 1905 original house is one of the oldest structures in the neighborhood. In order to preserve the historical character and the structure of the existing building, the two story modern addition is added at the back of the original and screened off from the main street to preserve the historical frontage. It is perceived as an "alter-ego" of the old with contrasting style, color, and materials. The old is connected to the new by opening up part of the exterior wall between the kitchen and dining area. Minor incision from the existing provides a staircase to the new second floor bedrooms.

Multiple sustainable strategies are implemented to maximize building energy efficiency. The new roof is sloped towards the south for optimal solar panel orientation. Operable skylights bring natural lights and ventilation to the interior spaces. When fully opened, folding operable partitions allows maximum connection between the interior space to the exterior deck.
